The Mukaab’s retail component represents the most ambitious enclosed commercial development in Middle Eastern history. The retail strategy centres on creating a multi-level commercial ecosystem that combines ultra-luxury anchor tenants with experiential retail, curated food and beverage destinations, and technology-integrated shopping environments. Unlike conventional malls that arrange retail along horizontal corridors, the Mukaab’s cubic geometry allows for vertical retail villages, atrium marketplaces, and immersive shopping environments enhanced by the structure’s holographic interior projection systems.
The tenant mix strategy targets 200+ luxury and premium brands, with dedicated zones for haute couture, fine jewellery, haute horlogerie, automotive showrooms, and bespoke lifestyle concepts. The F&B component alone will house over 300 dining outlets across multiple levels.
Competitive Positioning
Riyadh’s retail landscape is already undergoing radical transformation. The city’s existing retail destinations – including Kingdom Centre, Riyadh Park, and the Riyadh Front – serve a metropolitan population of 7.5 million that is projected to double by 2030. The Mukaab enters this market not as an incremental addition but as a category-defining destination, combining retail with entertainment, hospitality, cultural programming, and immersive technology experiences.
Commercial Economics
Lease economics within the Mukaab will operate on a fundamentally different model than conventional Saudi retail.
